Knighton Park Road


This was a large Victorian building that the previous owners had converted into a care home for the elderly. The property was being sold with planning permission to convert into several small flats. The building was in a prime location. We carried out an appraisal and designed a scheme to maximise profits.

We discovered that although planning permission for flats was already in place, this did not make sense, as the price of the building combined with the cost of the work and the potential resale values of the finished flats did not add up. Instead, we decided to redesign the existing building and convert it into 5 separate family houses. This was quite an unusual solution, but made perfect sense as there was a very high demand for large family houses in the area. Each of the houses we designed consisted of between 4 and 6 bedrooms each. The building cost would be less than the original flats scheme and the end value would be higher. We purchased the building with this idea in mind. We put forward our designs to the architects who made the necessary drawings. We used these drawings to apply for planning permission. Once we got the go ahead, we project managed the building work.


In the end we created 4 x 4 bed 2 bath houses and 1 x 6 bed house within the existing envelope of the building. We tried to retain as many original features as possible to retain the character of an historic building in a conservation area. We designed the houses so that each one had its own private garden and off road parking. Specialist windows were made to match existing historic ones and specialist stonework was used on the walls. As well as paying careful attention to the exterior, we provided interior design with high quality kitchens, granite worktops and bathrooms. We even advised on decoration for some of the completed houses for the new owners.

This interesting and challenging multi million pound project was done at the height of the economic downturn, but due to the quality of our design and finish we were able to achieve a yield of 15% ROI.
